We understand each Client will have certain wants and needs that may not be found on this list. Shoe has the ability to personalize and adapt to whatever project comes his way. Below are only some examples of his work throughout the years.

Pre-Construction Services


Assist in selection and review of team players requested.

Develop and maintain project master schedule.

Work with team during site acquisition process.

Work with project owner and architect to develop space programming needs.

Review documents as needed to obtain a general overview of each phase of project. 

Review GC budgets and accompanying bids.

Work with team to achieve owner budget including any Value Engineering processes.

Attend meetings as necessary to facilitate pre-construction processes.

Meet with city jurisdictions and neighborhood groups as necessary to assist in permitting.

Insure submittals including shop drawings are proceeding on a timely basis. 

Review and assist with RFI’s as needed.

Construction Services


Coordinate set-up of site office facilities.

Attend weekly progress site meetings to facilitate construction processes.

Monitor and inform of any deficiencies/Omissions discovered and document. 

Review contractor change-orders for accuracy.

Facilitate issues resolutions as needed.

Monitor GC constructive schedule and incorporate into master schedule.

Lender Services

  Monitor project quality and work progress and phasing. (Monthly report) 

GC Pay request reviews:

  1.  Pre-Construction OAC attendance to insure back-up docs are provided.

  2.  Once per month attendance at an OAC mtg. to understand pending risks.

  3. Review of draw-requests for accurate % scope complete and lien release conformity.

  4.  Payment conformity as it applies to the Contract Agreement.

  5. Review of Pending and Approved Change order Logs to understand financial exposure.

  6.  Final review of costs and surety all docs are in place prior to final payment.

Facilitate fair punch-list practices with team.

Facilitate GC in project closeout.

Coordinate owner provided items.

Maintain a construction diary.

Review as-built drawing submissions for completeness.

Work with inspection agencies in owners behalf.

Work with utility companies to provide temporary and permanent services.

Participate and help monitor all LEED tracking mechanisms. 

Work with inspections agencies to develop trusting relationships. 

Work with FF&E/Move in coordinator to facilitate smooth occupancy.

Monitor, review, and facilitate warranty work for one year.
